A garage conversion starts with an existing enclosure, but that does not establish that it is suitable for living space. The useful early question is how much can be retained after the foundation, framing, moisture conditions and permitted history are understood.

  • How will the living space be separated from any retained garage?
  • Where can drains and other services run without hidden assumptions?

Compare conversion and replacement honestly

Reuse and rebuilding are different scopes. A comparison should include investigations, demolition, structural upgrades, enclosure work and utility connections rather than assuming retained walls automatically save money.

  • Which retained elements are confirmed versus assumed?
  • Is concealed-condition work an allowance or exclusion?
  • What happens if investigation changes the preferred approach?

Questions before choosing this scope

Is an existing garage automatically eligible for conversion?

No. Existing use and physical space alone do not establish permitted residential use. Verify records, proposed occupancy, building conditions and the applicable agency review.

Can I use the model catalog as a conversion plan?

Use it to compare capacity and room relationships only. The garage’s measured envelope and conditions control the design; a detached model footprint is not a conversion drawing.
