Terms of use

Use the site as a planning tool, not as a permit or professional decision.

These Terms govern your use of ADU.zone and online services provided by ADU California Inc. / ADU.zone. By using the site, creating an account, or submitting a request, you agree to these Terms.

If you do not agree to these Terms, do not use the site. These website Terms do not replace a signed design, construction, financing, professional-services, or other project agreement. A separate signed agreement controls the applicable paid or regulated service.

1. Eligibility and authority

You must be at least 18 and legally able to agree to these Terms. If you use the site for another person or organization, you represent that you are authorized to act for them. You may submit a property address only for a legitimate request and must not use the tools to harass, monitor, or infer private information about another person.

2. Website services

The site may provide model concepts, property screening, parcel or map information, cost and timeline ranges, AI responses, report tools, consultation requests, customer portals, and project information. Features may change, be suspended, contain errors, or be unavailable without notice.

3. Preliminary property information

Online property results are based on user input, public records, third-party providers, general rules, and preliminary calculations. Records may be missing, stale, mismatched, or inaccurate. A successful address or parcel lookup does not establish ownership, boundaries, zoning, buildable area, utilities, hazard clearance, code compliance, permit eligibility, or project feasibility.

Before design, purchase, financing, permitting, or construction decisions, obtain current agency requirements and review by the appropriately licensed surveyor, architect or designer, engineer, contractor, title professional, tax adviser, attorney, lender, or other professional.

4. AI Advisor

The ADU California Advisor is an automated AI system, not a human professional. It may generate incorrect, incomplete, outdated, or unsuitable content. AI output is not legal, financial, tax, engineering, architectural, surveying, appraisal, lending, or permit advice and does not create a professional-client relationship.

  • Verify important facts with the cited source, applicable agency, and qualified professional.
  • Do not submit secrets, passwords, financial credentials, health data, government identifiers, or confidential third-party information.
  • Do not rely on AI output for emergency, safety-critical, legal-deadline, permit, or investment decisions.
  • AI may ask for consent before saving contact details; you may decline and continue with general information where available.

AI processing is also governed by our Privacy Policy.

5. Costs, schedules, rents, value, and financing

Every online cost, fee, schedule, rent, return, property-value, savings, and financing figure is a preliminary planning assumption, not a quote, bid, appraisal, offer of credit, underwriting decision, tax opinion, or guarantee. Actual results depend on verified scope, site access, utilities, soil, grading, hazards, design, engineering, labor, materials, agency requirements, financing, market conditions, occupancy, and other factors.

Do not make an investment or borrowing decision from an online calculation. Contractor bids, lender disclosures, appraisals, tax advice, and signed contracts must be obtained separately.

6. Regulated and project services

Any construction, architecture, engineering, surveying, lending, brokerage, legal, tax, or other regulated service is provided only by the party identified in a separate written agreement and, where required, under that party’s current license. Website branding, content, or a consultation request does not by itself represent that a specific regulated service has been engaged or that a particular license applies to your project.

7. Requests and communications

When you submit contact details, you authorize us to respond about that request using the channels you provide. Message and data rates may apply. Consent to contact is not a condition of purchase. Marketing email requires the applicable consent and may be unsubscribed using the message link or by contacting us. We do not guarantee a response time shown on the site.

8. Accounts and security

You are responsible for accurate account information, safeguarding credentials, and activity under your account. Notify us promptly of suspected unauthorized access. We may suspend access to protect users, enforce these Terms, comply with law, or maintain service security.

9. Your submissions

You retain ownership of content you submit. You grant us a limited, non-exclusive license to host, process, reproduce, and disclose it as reasonably necessary to provide the requested service, secure and improve the system, comply with law, and enforce agreements. You represent that you have the right to provide the content and that it does not violate law or another person’s rights.

10. Acceptable use

You may not:

  • Probe, disrupt, overload, bypass rate limits, or attempt unauthorized access to the site or data.
  • Scrape, bulk-download, resell, or create a competing parcel, map, model, or AI dataset except as law expressly permits.
  • Submit malware, unlawful content, false identity or ownership claims, or another person’s confidential information without authority.
  • Use site output to discriminate, harass, surveil, make an automated high-impact decision, or misrepresent an official approval.
  • Remove attribution, proprietary notices, or provider terms from maps, reports, or content.

11. Third-party services and links

Maps, addresses, AI, parcel data, hosting, authentication, financing links, and other features may rely on third parties. Their availability, content, and practices are outside our control and are governed by their terms. By using Google Maps features, you also agree to the Google Maps/Google Earth Additional Terms and acknowledge the Google Privacy Policy.

12. Intellectual property

The site, brand, software, text, graphics, model presentations, reports, and arrangement are owned by us or our licensors and protected by law. We grant you a limited, revocable, non-transferable license to use the site for personal or internal project evaluation. No model concept, rendering, or floor-plan presentation is a permit-ready construction document or a transfer of design rights.

13. Disclaimers

To the maximum extent permitted by law, the site and online content are provided “as is” and “as available.” We disclaim implied warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, and uninterrupted availability. Some jurisdictions do not allow certain disclaimers, so these limitations apply only to the extent permitted.

14. Limitation of liability

To the maximum extent permitted by law, ADU California Inc. / ADU.zone and its personnel, providers, and affiliates will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, rents, value, data, financing opportunities, permits, or project delays arising from use of the site. Our aggregate liability for a claim arising solely from free website use will not exceed the greater of $100 or the amount you paid us specifically for the online service giving rise to the claim during the prior 12 months. This section does not limit liability that cannot legally be limited.

15. Indemnity

To the extent permitted by law, you agree to defend and indemnify ADU California Inc. / ADU.zone from third-party claims arising from your unlawful use, unauthorized property or personal data, violation of these Terms, or infringement of another person’s rights. This does not require a consumer to indemnify us for our own unlawful conduct.

16. Governing law and disputes

California law governs these Terms without regard to conflict-of-law rules. Subject to any mandatory consumer venue law, disputes relating only to these website Terms will be brought in state or federal courts located in Santa Clara County, California. These Terms do not add an arbitration or class-action waiver. A separate signed project agreement may contain its own dispute terms.

17. Changes, severability, and contact

We may update these Terms by posting a revised version with a new date. Continued use after the effective date means you accept the revised Terms. If a provision is unenforceable, the remaining provisions remain effective. No waiver is continuing unless stated in writing.
