Truckee ADU guide: local rules, permits & property planning

Truckee’s snow loads can determine whether a prefab or kit design is usable at all. The Town’s regional plan program also separates the purchase of construction drawings from the survey, drainage and engineering needed for the actual lot.

Truckee’s Regional Partnership plans are listed at $1,200 including site-specific Title 24 energy calculations. The Town identifies additional homeowner-funded documents and design work; permit, utility and construction costs are not included in that plan price.

How to start the permit process

Review the lot’s design criteria before selecting a modular system. Obtain the New ADU Residential Plan Submittal Checklist, assemble the required site documents and coordinate the Town’s permit review.

Truckee’s Regional Partnership resource includes a two-bedroom, one-bathroom design with or without a one-car garage. It is a plan option, not an ADU.zone completed project.
